GLOSSARY.
WHAT IS THE BODENRICHTWERT?
The Bodenrichtwert, or standard land value, is the average land value per square metre for an area with similar plots. The local valuation committee (Gutachterausschuss) derives it from actual purchase prices.
HOW IT WORKS.
Valuation committees set standard land values at least every two years and publish them online, nationwide in the BORIS-D portal. The value applies to a typical plot in the zone. Size, shape and building rights of a specific plot lead to premiums or discounts.
WHY IT MATTERS.
Land value is part of every valuation. For undeveloped plots and older buildings, it often makes up the largest share of the value.
