WHAT IS THE VERKEHRSWERT?
The Verkehrswert is the price that could be achieved for a property on the valuation date in the ordinary course of business, given its characteristics and location (Section 194 of the German Building Code, BauGB). It is also called market value (Marktwert).
HOW IT IS DETERMINED.
The German valuation ordinance (ImmoWertV) provides three methods: the sales comparison approach, the income approach (Ertragswertverfahren) and the cost approach. Which one fits depends on the property. The income value is therefore one route to the market value, not the same thing.
WHY IT MATTERS.
A formal market value appraisal is needed, for example, for courts, inheritance or the tax office. Publicly appointed experts or the valuation committee are responsible for these. For a sale, a market value assessment is usually sufficient.
