GLOSSARY.
WHAT IS A BEBAUUNGSPLAN?
The Bebauungsplan is a binding zoning plan adopted by the municipality as a bylaw. It sets what may be built on a plot and how, for example use, height, density and the buildable area.
HOW IT WORKS.
Where a zoning plan exists, it is binding (Section 30 BauGB). Where there is none, development within built-up areas must fit in with its surroundings (Section 34 BauGB). A zoning plan is developed from the land use plan (Flächennutzungsplan) and can be inspected at the municipality.
WHY IT MATTERS.
Building rights often determine the value of a plot more than anything else. Checking the plan is part of every land purchase or sale.
