LIEGENSCHAFTSZINS.

GLOSSARY.

WHAT IS THE LIEGENSCHAFTSZINS?

The Liegenschaftszins, or property yield rate, is the interest rate at which market values of real estate are typically capitalised. Valuation committees derive it from actual purchase prices. It is the key input of the income approach.

HOW IT WORKS.

The lower the property yield rate, the higher the income value for the same net income. Good locations and secure rents have low rates, riskier locations higher ones. Valuation committees publish the rates by property type in their market reports.

WHY IT MATTERS.

The property yield rate is a valuation figure for the average market. The prime yield quoted by brokers describes the best properties on the market. Do not confuse the two.
