GLOSSARY.
WHAT IS THE GRUNDBUCH?
The Grundbuch is the German land register, kept at the local court (Amtsgericht). It shows the owner, rights and encumbrances of a plot of land. An up-to-date extract is part of every sales package.
THE SECTIONS.
- Inventory (Bestandsverzeichnis): location and size of the plot
- Section I: owner
- Section II: encumbrances and restrictions, such as rights of way or pre-emption rights
- Section III: land charges and mortgages
WHY IT MATTERS.
Entries in section II can noticeably affect value. A current extract shows early what the buyer takes over and what must be deleted before the sale.
