WHAT IS GIF LETTABLE AREA?
gif lettable area (Mietfläche nach gif) is measured according to the guideline of the German Society for Property Research (Gesellschaft für Immobilienwirtschaftliche Forschung). It allocates common areas consistently and makes offers comparable.
HOW IT WORKS.
The guideline sets which areas count as lettable, which do not, and how shared areas such as corridors or reception are allocated. The gross floor area (BGF) of a building is larger because it also includes walls, technical and circulation areas. Never compare gross floor area and lettable area directly.
WHY IT MATTERS.
An offer with 1,000 m² is not automatically as large as another with 1,000 m². Ask for the basis of measurement before comparing rents per square metre.
