A key requirement for this is the research and reporting work which we have been
conducting continuously for decades now. We are pioneers when it comes to
harvesting primary data on day-to-day real estate matters:
· As early as the
70’s, AENGEVELT produced commercial rent
indices and detailed market reports (compete
with forecasts) – an industry first.
· Since the
beginning of the 80’s, we have been
calculating purchase price indices for
detached, semi-detached and
three-party-homes and apartments plus
return-on-investment indices for
residential, office and retail buildings –
all on a strictly scientific basis, in
collaboration with the University of Cologne
Institute of Residential Property Law & the
Residential Property Market.
· In 1990 we
asked the Humboldt University in Berlin to
undertake the first precise inventory and
census of office buildings in former East
Berlin. Hitherto there were at best
estimates, but no data capable of being used
as a basis for planning and decision-making.
And so, we published the real estate
industry’s first Berlin City Report even
before German economic and monetary
unification.
· In 1992 there
followed comprehensive property market
reports for Magdeburg and the Leipzig/Halle
conurbation – both also industry firsts.
· In 1993, AENGEVELT-RESEARCH produced an
in-depth documentation of the ten most
significant Eastern European real estate
markets – Bratislava, Budapest, Kiev,
Moscow, Prague, Riga, St Petersburg,
Tallinn, Vilnius and Warsaw – an industry
innovation and as a basis for dealing with
the property market in Central and Eastern
Europe.
